PROFILE
Builder, project leader, business operator
Peter J. Pendleton is a Licensed Contractor, Project Executive / Senior Project Manager, and construction leader with almost four decades of industry experience and more than 20 years in project management. He specializes in design-build delivery and architect, engineer, and owner coordination across healthcare, commercial, multifamily, public works, structural concrete, tenant improvement, and ground-up construction.
Design-build is the core of his background. At Parkco Building Company he managed five design-build commercial and public works projects from concept through completion, leading the architectural, civil, structural, landscape, and specialty engineering consultants and carrying projects through planning, zoning, entitlements, and permitting across California and the Southwest. Earlier, as Design Manager at Rick Hamm Construction, he built and led an in-house architectural design division.
His career runs from carpenter to superintendent, estimator, project manager, operations leader, and senior project leadership. He has owned and operated contracting businesses since 1995 and served as IT Director for a 1,000-acre K-12 campus, so he brings an owner-operator view of risk, margin, cash flow, reputation, and the systems that keep a company running.

VENTURES
Business Owner since 1995
Peter has an entrepreneurial mind. He has started and run multiple businesses since 1995, so he knows what it takes to own the outcome: the budget, the schedule, the people, and the client relationship. He takes ownership of every project and team he leads the same way he runs his own companies.
Construction Office Online
Founder | constructionofficeonline.com
Excel and Google Sheets templates and tools that help contractors run the office side of the business, with a web-based platform for small contractors in development.
Velisant
Owner | velisant.com
Velisant builds private AI platforms designed around how companies actually operate. It turns internal files, workflows, and decisions into secure, company-specific intelligence, built for operational use, not generic prompting.
U.S. Air Force veteran. Licensed California contractor.
BEYOND THE JOB SITE
The person behind the projects
Peter has lived and worked all over the country, from Michigan and Colorado to Mississippi. He first came to California in 2003, and it’s still his favorite place to be. He’s the father of four grown children, and the family now includes three children-in-law and three grandchildren. Whatever the job schedule looked like, he was the dad who showed up for every game and school event.
He’s most at home outdoors. Zion, Yosemite and Sequoia are regular stops, along with slot canyons, waterfalls, red rock country, and Joshua Tree at night when the sky is full of stars. He’ll take any excuse for a road trip down the coast or through the Santa Cruz Mountains up to Muir Woods. He swims in the ocean, kayaks Ensenada and the Baja marshes, and travels when he can. Mombasa, Kenya and Tulum, Mexico are near the top of his list. At home he works out regularly, keeps a garden of fruit trees and vegetables, and never passes up live music or a chance to dance.
He’s been a tech nerd since the mid-1980s. He taught himself several programming languages, built a long list of websites and ran a successful web development business. That’s a big part of why technology shows up on every project he runs.
At heart he’s a builder. Thirty years in, he still likes walking a site and watching something real come out of the ground, and he brings that same itch home to his garden, his websites and whatever’s next. What drives him most is watching people grow. He likes building teams, learning something new, and seeing someone realize they’re capable of more than they thought.

A few things you might not guess
- Summited Mt. Whitney in 2023, solo and in a single day, on Father’s Day. It’s the highest peak in the lower 48, and it took him three tries.
- Drove nearly 100,000 miles in one year during COVID to keep projects moving across LA, Riverside and Orange County.
- Runs at least one obstacle course race a year: Spartan, Terrain, Tough Mudder and the like.
- Is working on his private pilot license, with a goal to finish by the end of 2027.
